::The first impression that I had when entering my room was that it seemed kind of dirty. Honestly I didn't feel totally comfortable in there because of that, but the bed seemed clean at least. On the plus side, this hotel is a short walk to both Kyoto Station and Toji Station so it's very convenient. The breakfast is decent and only ¥500, too.

::Bed is absolutely garbage. Absolutely zero padding on the bed and can feel every spring. Got moved to another room as it was just as bad. Had to use a folded blanket and two towels to sleep and still uncomfortable. Rooms wall where also dirty in both rooms and washroom was very dated. Definitely not happy and would not recommend.

::It's a ten-minute walk from Kyoto Station, near shopping malls and many restaurants. The hotel is cosy, the staff is super superfriendly and there are some nice amenities, like the public bath (absolutely clean and well-equipped with soap, shampoo, conditioner and excellent body and facial creams) and massage sessions (these ones are not included). The breakfast was really good, but I think they should write the description of the dishes in real English (sometimes they wrote in Japanese an English word), so natives and foreigners could understand it. My room was very small, maybe one of the smallest I have ever stayed in, but it was very clean, tidy and quiet. I would surely recommend it!

::Great free breakfast. Great view. Pretty close to Kyoto Station. If you are looking for a hotel I recommend the north or east side as there are newer shopping developments over there. Room is dirty and in need of updating. Bed mattresses are old, soft, springy, and worn out.
