::Our stay at the Daiwa Roynet Hotel in Kobe had both positives and negatives. **Positives:** - Check-in went smoothly and the reception staff were very nice. - The room was very spacious and included a massage chair. - The location was excellent, right in the center and just a few minutes' walk to the station. - The bed, bathroom, and toilet were clean. **Negatives:** - Unfortunately, we were given a smoking room despite having two small children. It was not possible to change rooms. - The hotel tried to mitigate the issue by providing an air cleaner, but the smell persisted and was very unpleasant even after four nights. - The carpet in the room was quite dirty and sticky, which was uncomfortable as we prefer not to wear shoes indoors. Overall, while the hotel's central location and room size were great, the lingering smoke smell and dirty carpet significantly affected our experience. Check-out, however, was smooth.

::Service is very good, especially some front desk staff speak good English and are very friendly. Room is clean and soundproof. Unfortunately the room is outdated, the mattress was not so comfortable, and bathing head was broken.

::I have mixed feeling about this hotel. At first there are some little things that have to be sorted out. ( First room cleaning only left 1 set of everything when its a 2 person booking) But after that everything else was fine. It's quite near to the Kobe Sannomiya Station. And there are 2 Daiwa Roynet Hotel in that area. This is the basic Daiwa Roynet Hotel and the other is Daiwa Roynet Premier. We walked to the wrong hotel at first which is on the other far end of the more happening street. Drip Coffee and Tea Bag are available in the front counter. Windows are able to open which is good. Eventhough it's winter I still hate having the heater on so it will be stuffy inside. But they have the option letting me open the window for some fresh air. Check out is easy. Just insert the card to the machine and off you go. There are a few restaurants,convenient store and supermarket around the area which is good too.

::Great location near Sannomiya Station, so easy access to train, subway, and highway buses; there are also three convenience stores within a block and lots of restaurants in delivery range. Liked how wide the bed was and the pillows weren't too soft or firm for me. Biggest issue was having a room on an upper floor, so even though our heater was off, it was still wafting up through the building and making the room a tad uncomfortable, even with a window open.

::Very good business hotel for families traveling with kids. Close enough to walk from Sannomiya station. Decent breakfast buffet available at a discount for guests. Note that you do need to pay at an automated kiosk after checking in but I think there was an English option. Some interesting design shops in the area.
