::The First hotel in Japan that makes me want to leave as soon as possible! . It locates in a great location, where you have both underground station and Shinkansen right underneath the hotel. We rent a car from Osaka and return it here in this hotel. . We came here on July, which is summer in Japan. But most of places and hotel in Japan do have a great air conditioned room. I was so delight about this hotel until we came into our room, which is hot and we can't change a room temperature at all. All we can do is to switch up a fan level from low to high. We tried to ask our friendly staff for a solution. And they couldn't do anything but offer us additional "fan" for us. . We thought it would be ok for a back up fan but it's not. We called our dear staff again about this problem, and so they give us another "FAN". We were speechless, lost our hope and accept our fate. . So we are now trying our best to share our misery details to our dear fellow traveller and hotel management team. Please fix your air con system as soon as possible. . I have been traveling around Japan for many times, and this is the first hotel in Japan that we felt so unpleasant about and wish to leave as soon as possible. I understand that all staff have tried their best to ease our problem, but i urge the management team would take this problem seriously and install a new air conditioning system in a guest room.

::Staff is friendly and location is perfect, beautiful view of the city and convenient for using public transportation. Cons: Hidden fees everywhere. Want to use the pool? Fee Need extra sheets to use the sofa bed included in your room? Fee Sauna? Fee You reserved a room for 4 people including breakfast? Have extra fee for two guests Wanna check in early? No. The lobby had over 10 families waiting to check in, the manager needs to reconsider how he welcomes travelers. I’m extremely displeased with how this hotel is managed, and the smell of the carpets is hard to deal with. Not family friendly. Won’t come back until I hear about renovation and better guest policies.

::This is a weird one. The hotel sits on top of a shopping mall and is connected to the Shin-Kobe station, which is itself connected to the local trains. In essence, the location of this hotel is amazingly convenient. The hotel looks beautiful from the ground floors. It's a high rise hotel with over 1000 rooms. Check in staff and breakfast staff were so kind and friendly. The service was impeccable. However, after taking the elevator to your room, you will be launched back into the 1980's. The rooms have not been updated in decades. In particular, the sink and shower appear to never have been brought into the 2000's. Additionally, the wallpaper, carpet, furniture, and upholstery had stains, scuffs, and marks which I assume have accumulated over the past several decades. In particular, the hallway carpet outside my room had ghastly black stains. Only the beds appear to have been modernized! One more thing to mention is that the shower temperature did not stay constant. No matter how I turned the water knobs, the temperature was going lava hot then ice cold back and forth. It was so weird. If you can get past these issues, it really was a fun hotel to stay at. The views of Kobe are incredible and the free breakfast was amazing.

::Location is right next to the Shin-Kobe train station and Herb Garden of Kobe and the cable car station is downstairs direct access. There is a supermarket downstairs of the hotel as well which is convenient. The rooms are spacious and clean if only a bit dated but overall good service and good experience for one night

::The good: If you have a JR Pass, it’s a great location next to the Shin-Kobe Station Service is very good. Rooms are kept clean. Food in the breakfast buffet is good. Afternoon tea is decent and the evening happy hour is good. Nice selection of local sakes for those interested For hikers, the hotel butts up against some great trails. The bad: If you don’t have a JR Pass, it’s not really that convenient any more. Hotel to Osaka is about 40 minutes on regular trains and about 1.5 hours to Kyoto. Hotel is well past its prime. It needs a complete renovation as the rooms and mattresses are all in pretty rough shape. As noted by others, the air circulation is non-existent. You either get hot and stuffy or damn hot and stuffier.
