  Good location, but that's about it. There are probably over 200 rooms here but even though they advertise with their coin-operated laundry, there are only 2 modern and one older laundry machines. I've stayed in many hotels across Japan, but I've never seen such a bad ratio of rooms to laundry machines! When people didn't pick up their finished laundry, the front desk told us to wait too. So yea, if you're lucky enough to be able to use a laundry machine here, I recommend using that luck to go gamble.

  Nice place to stay. Had a big room, 2 beds. A nice styled bathroom with a shower and tub. Breakfast was ok, nothing special. The service guys aren't that motivated, rarely smiling and less enthusiasm.

  Confirming other reviews, the place reeks of smoke, our non smoking room, which we actually upgraded, was dirty to the extent we left and asked for a refund. Yet they made us pay for one night, we left anyway.

  Room is spacious and self help amenities are quite standard type. Location is a bit far from Kyoto station and Porta Dinning . Staff Customer Service is EXCELLENT. Breakfast is a bit too pricey at Y1350. Convenient Family Mart is about 100 m away .

  The whole hotel reeked of smoke! We were in a non smoking room and the stench was all through the hotel - it hits you as soon as you walk through the doors in reception. The room itself was okay - the bed was phenomenally hard and uncomfortable, you could feel the mattress springs digging into you. Probably would have been more comfortable sleeping on the floor. On a positive note the location was great and the staff spoke reasonably good English.
