  Very near to kyoto station and the infamous geisha street ( ard 10-15 mins walking distance). Receptionist was friendly and accommodating. The ryokan was clean and tidy. They have self laundry service on the rooftop (detergent capsule available for purchase at the reception). They also offer Japanese traditional breakfast with reasonable price. For breakfast and dinner is optional, please get the menu from the staff. Room service only after 3 days. The only cons was the futon and pillow provided were too thin (i stayed in a traditional and affordable ryokan in asakusa too but the futon and pillow were way comfortable). I love the private small onsen! Please check the availability at least 1 hour before. Private bath (onsen) for 5500 yen/hr. Overall, i am satisfied with the stay. Will def come back!

  Cramped and worn, definitely not worth the price; at around half the cost the stay would have been acceptable. We were a bit put off by the poor reviews, but went through with it anyway. All of them are true, the rooms are awful, noisy and don't look clean. This was the second-most expensive hotel we stayed at in Japan, and by far the worst. No other hotel even comes close to the disgrace that Ikoi no ie is. To top it off, the staff gave us the wrong code for the door. Also the stylish image of the hotel is from a different building, the reception and office are elsewhere, and the stay will be at a different house. Lastly, don't be fooled by the Google rating of 3.7, they give free stuff for reviews.

  What a deception this was. Our reception on arrival was great. The hostesses dressed in kimonos where extremely help-full and polite. After checking in one of the hostesses brought us to our guesthouse, which was at another locations since the Ikoi-no-ie has several addresses around the block where their guests are staying. At first glance it looked nice, our guesthouse had a shared living room and kitchen to prepare and eat your own food. Great. From there it started to get a bit awkward upon entering our room. Me and my girlfriend booked a room for two persons. And yes, our room had two futons, but since this super small room had two levels, one of the futons was on the first, and the other one on the second level because it was impossible to fit both futons on one floor. During the night we found out that the ‘unusable closet doors’ were actually functioning as walls between the next room and ours. During our travels through Japan we stayed in quite the number of traditional guesthouses and hostels with the minimum of privacy, but at the Ikoi-no-ie privacy is basically non existent. The next morning it was also impossible to take a shower, it was constantly occupied since there was only one bathroom for roughly 20 guests to share. And when we were finally able to squeeze ourselves through, the bathroom was quite the disappointment. It was dirty, especially the tub, and the shower-head couldn’t be hanged up. It kinda made me feel like livestock stored away in a minimum amount of space for a maximum profit.

  The staff was lovely and the area was very convenient. The only things to consider are that the walls and floors are very thin so you hear EVERYTHING that happens in the building, the facilities were crammed into a small space (so if you have long legs, be aware), and the futon we're some of the thinnest I've ever slept on. The price was great, though, and as long as you're fine with these things then it's definitely a nice place to stay! The cafe and bar attached to reception is also worth checking out!

  If you are looking for something cheaper inside the city it is a good place. It's clean but of course it's a guesthouse so think may be to take an hotel for the same price not inside Kyoto but close to a train station. You sleep on futon meaning on the floor people that need bed forget this one The room doesn't include even water you'll need to go downstairs to brush your teeth You don't have also any closet to place clothes or anything else
